    Are there compliance requirements?

    ADA (Americans with Disability Act), TAS (Texas Accessibility Standard) and local codes which include City building codes with regards to fire lanes.

    Where can I find out about fire lane requirements (the City building codes that I need to follow)?

    City fire codes are generally based on the International Fire Code, as published by the ICC (International Code Council). There are several editions of the International Fire Code (2003, 2006, 2009, and 2012 being the latest), and different city’s codes are based on different editions. To find your city’s code, do an on-line search for “[city name] fire lane requirements”. The section of the code will be section 503.1 “Fire Apparatus Access Roads”. This matches the section of the International Fire Code that covers fire lanes/access roads.

    Why should I pay to pressure wash the parking lot before striping?

    You wouldn’t paint your house without washing it first, and in order to provide a durable finish and a quality job, we need to start with a clean surface, too. We do this with a 4000-5000 psi turbo pressure washing system that strips away dirt, grime and any loose, peeling old paint, leaving a clean surface for the paint to adhere to. The service is optional, but it must be performed in order to activate our one year warranty. (It’s hard to imagine that paint would stick to a dirty surface.)

    How often do I need to re-stripe my parking lot?

    Every one to two years to keep your lot looking fresh and clean. By having the striping done this often, you are not only presenting a professional image for your business, but you’re laying the groundwork for a durable job that will look better longer. By striping before the paint has the opportunity to start peeling, you’re laying down good paint over good paint, building up a durable stripe.
    Of course, everything is dependent on weather and usage. We have a contract with a business that we stripe every three months (yes, that reads months, not years). They are a very high-usage site, though. If you have underground parking or a situation where your lot isn’t used much, then that will affect how often you need to get it striped. The Texas weather will work on your fire lanes, though, and within a year they will begin to noticeably fade.
    If your paint has started to peel or fade, then it’s definitely time to re-stripe.

    What do I need to do to get ready for striping?

    Notify your tenants and / or customers of the day & time that striping is scheduled so that no unattended cars are left in the lot.
    Ask them to not park in the areas to be striped.
    Ask them to not drive over any freshly painted areas (the paint dries within twenty minutes).
    Make sure that landscaping is neat along any curbs that are going to be painted (no overhanging grass or shrubs).
    Make sure that there are no obstructions on the lines that are to be painted (mounds of dirt, temporary storage, etc.)
    Turn off any sprinkler systems for the duration of the striping project (usually just overnight).
    If the parking lot has excessive amounts of dirt or loose gravel, the lot should be swept prior to pressure washing and striping.
    Please provide us with the location of a water source that will be accessible during the work. We need this for pressure washing.

    How long does it take for the paint to dry?

    About 15 to 20 minutes.

    How much will it cost to re-stripe my lot?

    It depends on what you need us to do. It’s kind of like asking a restaurant “How much will dinner cost?” when you haven’t told them how many folks will be eating, and if they’ll have cocktails, appetizers and dessert with dinner.
    We do our proposals based on linear footage for fire lanes, the white or yellow lines on stalls, and any other lines. Our handicap insignias, access lanes, wheel stops, bollards, etc. are a per unit price. We do most of our proposals using aerial photographs and software that allows us to measure your lot using the aerial photographs, although we also visit any site that we need to. If the fire lanes are too faded, there are too many trees to see the lot, all or part of the lot is underground or if there are other circumstances that require us to get feet-on-the-ground, we will.
    We do have a minimum charge for striping and for pressure washing

    Do you give free estimates?

    Absolutely. We just need some basic information from you and we’d be glad to send you a free estimate.

    How long will it take you to finish my estimate?

    Our goal is complete estimates within 48 hours, although we strive to get them out within 24 hours. If we need to visit your property, then it may take a bit longer than that

    The fire marshal came by and gave me a deadline to get my fire lanes re-done. Can you meet my deadline?

    We hope you’ll call us as soon as the fire marshal comes by, because that usually gives us about 30 days to give you an estimate and schedule your job. If you’ve waited a few weeks, then we’ll do what we can to get your job done on time. It’s been our experience that most fire marshals are understanding if they know that you have an estimate in hand and are working with a striping business to get the job done.

    Do you stripe lots all over the Metroplex?

    Yes, we do, although rising fuel costs in recent years have forced us to add a trip charge on projects that are further than 25 miles away from our home base in Lewisville

    Do you offer any discounts?

    Can you stripe my lot and not interrupt my customers/tenants/homeowners?

    We schedule work 24/7 in order to work around your schedule. If the only time to ensure that your parking lot is empty is to stripe at 2:00 in the morning, then that’s when we’ll do it. If we need to work weekends, we’ll do that, too. If your business is never shut down, then we’ll do everything we can to work around your customers or tenants

    Why can’t you give me a definite date and time when you’ll get to my job after I’ve chosen Sir Stripes A Lot?

    For several reasons: our business is highly dependent on the weather and because the work is so physical, there are occasionally issues that arise at jobs scheduled before yours. We try our best to give you a good date/time when we’ll be at your site, and also try to keep you apprised of any changes in the schedule

    Can you stripe my lot when it’s cold?

    The paint doesn’t flow well when the temperature is too low. In addition, there is too much over-spray when it’s too windy, and of course, paint won’t stick to wet concrete. Dry, warm (or hot) days and nights are the best time to stripe

    Can you provide and install handicap signs?

    Yes, we can provide install handicap signs on posts and on buildings. We can also provide and install wheel stops and speed bumps. Go to our Accessories page to see all that we can provide.

    Do you have any certifications?

    We are certified with Compliance Depot to work on Cencor Properties. We’d be happy to work with your property management company to become certified for you, also.

    Are you insured?

    We carry applicable liability insurance.
